How verification works

Two levels of checks by real people, and a price you can sense-check against the public record — so you know a listing is genuine before you ever pick up the phone.

Verified, and Seen in person

Every listing on Placefinder is reviewed before it goes live. Listings then carry one of two badges, depending on how far the checks have gone.

A member of our team has confirmed the property and the person selling or letting it are real. We check the agent's PSRA licence, match the address and Eircode to the property, and confirm the listing details against the supporting documents before it goes live.

Seen in person

Everything in a Verified listing, plus a person from Placefinder has physically visited the property. We confirm it exists, matches the photos, and is genuinely available — then record the date of the visit on the listing so you can see how recent it is.

The verification process

Identity & licence check

We confirm the agent holds a valid PSRA licence and that they're instructed to sell or let the property.

Property & address check

We match the address and Eircode to the property, and review the listing details, floor area and BER against the supporting documentation.

Site visit (for Seen in person)

For premium listings, a member of our team visits the property, confirms it matches the photos, and records the date of the visit.

Ongoing monitoring

If a price, status or detail changes, the listing is re-checked. Anything that can't be confirmed is taken down.

Every price backed by public record

On every listing we show the area's average asking price alongside the average price homes actually sold for — taken straight from the Residential Property Price Register and the RTB rent register. You can see how a listing compares to its area before you make a move.

Staying safe

Verification reduces risk, but always view a property before paying anything. A genuine agent will never ask for a deposit to secure a viewing. Keep your contact and payments on Placefinder, and report anything that looks wrong.
